Being a syndic in Lebanon is a thankless job: collect common charges from dozens of owners, keep the generator running, pay the vendors, and justify every lira at the annual assembly. Faciliserv gives the syndic a system — so the building runs on records, not memory.
The syndic's three hardest problems, solved
1. Collecting common charges
Faciliserv issues QR-coded bills per unit and cost center — common charges, diesel, EDL, water, maintenance — and tracks who paid, who is late, and by how much. The collection report shows a rate per cost center and a grand total for the building, while the aging report splits receivables into 1–30, 31–60, 61–90, and 90+ day buckets. When the assembly asks "where do we stand?", the answer is one click.
2. Controlling the budget
Set the annual budget — janitor salaries, elevator and fire-alarm subcontractors, legal fees, utilities — and record actual spending against it. Budget vs Actual shows variance and percent used per line, and flags whether spending is on pace with the months elapsed. No more surprises in October.
3. Proving transparency
Every bill, payment, vendor invoice, and violation is logged with a timestamp. Owners see their own balances in the app; the committee sees the building's full picture in the CMS; reports export to PDF for the assembly. Transparency stops being a promise and becomes a screen.
Roles for how committees actually work
The syndic, the treasurer, the accountant, and the building staff each get their own access level through roles & permissions. A committee member can review reports without being able to edit transactions; the natour can log requests without seeing finances.
Handover-proof: when the syndic changes, the building's entire financial history stays in Faciliserv — budgets, payments, vendor records, and reports — so the new committee starts from data, not from a box of papers.
From one building to a portfolio
Faciliserv manages a single building or a portfolio of towers, each with its own budget, cost centers, and users — which is why professional property managers and facility companies in Lebanon run their client buildings on it.
